Investment Objective

Our investment objective is to maximize the value of our Units and cash available for distribution by investing in commercial real estate that we believe will generate stable cash flow and provide potential rental revenue growth.

We will seek to achieve our investment objective through the following strategies:

Target Urban Commercial Real Estate Located in Central Areas

Our basic investment strategy is to focus on acquiring: (1) office properties located in the 14 zones that we have identified within central areas of the urban area of Tokyo and the urban areas of Osaka and Nagoya (i.e., zones that we believe have the highest concentrations of office buildings), and (2) retail properties located in central areas of metropolitan areas. To a lesser extent, we intend to invest in retail properties located in the suburban areas of metropolitan areas where population densities are sufficient to provide stable retail demand.
